Your core team.
You now have two key points of contact at APS, with additional team members introduced at the right time as your journey progresses.
Portfolio Strategist
Shapes your investment strategy, defines your buyer brief, and ensures every property we secure aligns with your long-term goals.
Client Success
Your day-to-day point of contact for paperwork, pre-approvals, introductions such as brokers or accountants, check-ins, and keeping everything moving smoothly.
As you progress, you’ll also be introduced to your Buying Team; who sources and secures your property, and your BA Assistant / Compliance Coordinator; who manages your transaction from contract through to settlement. We bring them in at the right time so you’re never juggling too many contacts at once.
What happens from here.
A clear, six-stage path from your first strategy call all the way through to settlement day and beyond.
Booking your initial Portfolio Strategy Call
A deep-dive strategy session with your Portfolio Strategist will be booked. You’ll receive a link from us shortly, please grab a slot that works for you and come ready to discuss your goals in detail.
If a partner is involved in the decision, we’d encourage them to join too.
- Confirm your long-term portfolio goals and passive income target
- Review any existing portfolio and discuss properties to hold, sell, or refinance
- Confirm your purchasing position, available funds, and finance structure
- Map out the property type, location, and yield we’re targeting
- Lock in your buyer brief
How to prepare for your strategy call
To make the most of your time with your Portfolio Strategist, please come to the call with the following ready. The more accurate the picture upfront, the more tailored (and actionable) your strategy will be.
- Servicing numbers from your broker:Your borrowing capacity is the foundation of everything we build. Without current servicing figures, the strategy stays hypothetical, so this is the most important item on the list. If you don’t have these yet, let us know and we’ll introduce you to a broker before the call.
- Useable capital:The funds you have available to deploy across deposits, costs, and buffers (cash savings, useable equity, offset, etc.). A working figure is fine; we’ll refine it together on the call.
- Goals and timeframes:Your long-term portfolio target (e.g. passive income figure, retirement age) and a rough timeframe for your next purchase. Even a directional answer here helps us shape the right strategy.
- Existing portfolio details (if applicable): Properties owned, current loan balances, approximate equity, and any thoughts on holding, selling, or refinancing.
- Partner involvement:If a partner is part of the decision, please have them join the call. Strategy lands best when everyone’s in the room.
- Questions or hesitations:Anything you’d like to pressure-test, or topics you want us to dig into in detail.
Getting ready to buy
After your strategy call, we’ll guide you through everything that needs to be in place before we start actively searching. We handle this upfront so when the right property appears, we’re ready to move quickly. We’ll check in with you weekly during this phase to keep momentum.
We source your property
Once everything is in place, you officially enter our sourcing system. From here, our BA teams work behind the scenes to identify and assess opportunities aligned with your strategy and buyer brief.
This includes sourcing properties (including off-market opportunities where available), reviewing comparable sales and market data, assessing suitability against your long-term goals, and conducting internal deal reviews before anything is presented to you.
Your Client Success Team remains your primary point of contact throughout the process and will continue coordinating communication, updates, and next steps alongside your Portfolio Strategist.
Your property is presented
When the right property is identified, our APS Buying Team will send through a detailed deal brief covering property details, cashflow information, suburb data, comparable sales, rental projections, and any renovation or maintenance scope that may be applicable.
If you accept, we move into contracts. If it’s not the right fit, we keep searching. No pressure, no compromising on the right fit.
Contracts, inspections & settlement
Once you accept a property, our APS Buying Team stays with you, working closely with the BA Assistant / Compliance Coordinator to oversee and coordinate your deal through to settlement.
You’ll receive a formal introduction to your full transaction team; conveyancer, broker, property inspectors, followed by a Welcome Call. From there we coordinate contract review, building, pest and compliance inspections, going unconditional, the pre-settlement inspection, and settlement day itself.
Post-settlement, we introduce you to a property manager and check in to make sure everything is running smoothly.
Who to go to, when.
A simple guide to help you reach the right person quickly. When in doubt please send it to Client Success. We’d rather route it internally than have something sit unanswered.
Rule of thumb
If you’re ever unsure who to contact, send it to Client Success. We’d rather you reach out and we route it internally than have something sit unanswered.
A few things worth knowing.
Email is our preferred channel
It keeps everything documented in one place and means we can loop the right people into the right thread, so nothing falls between the cracks. That said, we genuinely love hearing from our clients, so if you’d ever feel more comfortable picking up the phone, please do. Whichever way suits you, email or a call, you’re always welcome to reach out.
We don’t take referral fees or commissions
Every broker, accountant, conveyancer, inspector, or property manager we introduce you to is someone we already know and are closely connected with in the property space. Because they understand how APS works and how we like to operate, the whole process runs more smoothly, with a more streamlined handover at every stage.
We’re here to facilitate your deal
We don’t provide legal, financial, tax, or insurance advice. What we do is introduce you to qualified professionals who can. We make sure they have everything they need to support you properly.
What we need from you right now.
Three quick things to keep momentum.
- 01 Keep an eye out for your Portfolio Strategy Call booking link, it’ll come through shortly.
- 02 Let us know if you’d like an introduction to a broker or accountant.
- 03 If you already have a finance pre-approval, please send it through.
